Terms of Service

Short-Term Rental Recurring Service Agreement

Effective Date: January 2023

This Service Agreement ("Agreement") is entered into between Eco Clean PR ("Company") and the Client ("Host").

By booking services, Client agrees to the following terms:

1. Scope of Services

Eco Clean PR provides professional short-term rental turnover services, including:

  • Standard cleaning of all living areas
  • Bathroom sanitation
  • Kitchen cleaning
  • Trash removal
  • Linen change (if provided)
  • Restocking of approved supplies (if supplied by Client)
  • Photo verification documentation

Any additional services (deep cleaning, laundry off-site, restocking purchases, damage repair, emergency cleans) must be approved and may incur additional fees.

2. Scheduling & Access

Client agrees to:

  • Provide accurate booking calendar access (Airbnb, VRBO, etc.)
  • Provide property access (code, key, lockbox)
  • Notify Company of schedule changes at least 24 hours in advance

Eco Clean PR will:

  • Confirm service prior to scheduled date
  • Arrive within agreed service window
  • Notify Client of any issues discovered during service

Last-minute schedule changes (less than 24 hours) may incur a rush or cancellation fee.

3. Payment Terms

Client agrees to:

  • Pay agreed recurring service rate
  • Maintain payment method on file
  • Authorize automatic billing after each completed service

Payment is due upon completion unless otherwise agreed in writing.

Late payments beyond 7 days may result in service suspension.

4. Service Standards & Quality Assurance

Eco Clean PR operates under a documented checklist system.

Each turnover includes:

  • Internal quality checklist
  • Before/after photo documentation
  • Damage or missing item reporting

If Client reports a legitimate quality concern within 12 hours of guest check-in, Eco Clean PR agrees to return to correct the issue at no additional cost (if verified).

Claims submitted after guest stay may not qualify for correction.

5. Damage & Liability

Eco Clean PR agrees to exercise reasonable care.

However, Company is not responsible for:

  • Pre-existing damage
  • Wear and tear
  • Guest-caused damage
  • Loss of items not documented in inventory

Any damage caused directly by Company staff must be reported within 24 hours and will be reviewed.

Company liability is limited to the value of the service performed.

6. Cancellations & Minimum Commitment

For recurring clients:

  • Minimum 30-day service commitment recommended
  • Cancellation requires 14 days written notice
  • Same-day cancellations may be billed at 50% of service fee

No-shows or denied access will be billed fully.

7. Independent Contractor Clause

Eco Clean PR operates as an independent service provider.

This Agreement does not create:

  • Employment relationship
  • Partnership
  • Joint venture

8. Confidentiality

Company agrees to:

  • Maintain confidentiality of client property
  • Protect access codes
  • Not disclose host business information

9. Emergency & Force Majeure

Company is not liable for delays caused by:

  • Natural disasters
  • Power outages
  • Severe weather
  • Government restrictions
  • Events beyond reasonable control

10. Dispute Resolution

Both parties agree to:

  • Attempt resolution through written communication first
  • Engage in mediation before legal action if necessary

11. Agreement Acceptance

By booking services with Eco Clean PR, Client acknowledges and agrees to all terms outlined above.

Retainer Model Option (Recommended)

Client may opt for a monthly retainer guaranteeing:

  • Priority scheduling
  • Discounted per-service rate
  • Dedicated team assignment
  • Monthly quality review

Retainers are billed in advance and non-refundable.
